If you live in Lucknow or plan to buy a plot here, you will hear the name LDA again and again. LDA Lucknow is the main planning office for the city. It decides where new colonies come up, which roads get built and how the master plan grows. This guide is a simple, informational read about LDA. It is not investment advice. It only helps you know what LDA does and how to use it as a buyer.
Asli mein, most plot questions in the Nawabi shahar come down to one line, "LDA approved hai ya nahin?" That single line drives the whole market. So before you spend money on any plot, knowing how LDA works is bilkul useful. The sections below cover the basics, the big schemes, the website, and a step-by-step way to check any plot. The page is informational only and does not give legal or financial advice.
What is LDA Lucknow, full form and history
LDA full form Lucknow is the Lucknow Development Authority. It is a state body set up under the Uttar Pradesh Urban Planning and Development Act, 1973. LDA started work in 1974. Its job is to plan the growth of Lucknow city and the areas around it. Over time, the LDA area has grown a lot. It now covers most of the new outer parts of the city, including the corridors along Sultanpur Road, Shaheed Path, Faizabad Road and Mohan Road.
Matlab, if a new road, sewer line, park or plot scheme comes up inside the LDA area, LDA is most likely the planning office behind it. LDA is run by a Vice Chairman, an officer chosen by the state government. The day-to-day work runs through different sections like planning, engineering, allotment, enforcement and finance. Old timers in Hazratganj still remember when most of new Lucknow was farmland; today, much of it is LDA-planned.
What LDA does day-to-day
LDA has many jobs. Some are about long-term city planning. Some are about short-term file work. A quick list of the main tasks.
- City planning. LDA writes and updates the Lucknow master plan. The current plan looks ahead to 2031.
- Plot scheme launches. LDA buys large land parcels, plans them as colonies and sells plots to citizens by lottery.
- Layout approvals. Private developers send their colony layouts to LDA. If the layout fits the master plan, LDA gives an NOC.
- Building plan approvals. Most house and shop building plans inside the LDA area need a green light from LDA.
- Land use change. If a piece of land needs a change from agriculture to residential or commercial, LDA handles the file.
- Infra work. Roads, drains, parks, water lines and street lights inside LDA colonies are built and looked after by LDA.
- Enforcement. LDA acts against illegal colonies and unsafe construction inside its area.
So when people ask if a plot is "LDA-clear", they are most often asking if LDA has either built the colony or given an NOC to the private developer. Both routes are valid. The full list of LDA approved plots in Lucknow is a good next read if you want the buying side of this story.
Major LDA schemes and projects
LDA has launched many plot and housing schemes over the years. Some are big, some are small. The list below covers the names you will hear most often in 2026.
Wellness City
LDA Wellness City is the flagship 2026 launch. It sits on 1,474 acres on Sultanpur Road. The plan has a 150-acre hospital cluster, which LDA hopes will make it one of India's biggest medical-tourism areas. Site offices opened in 2026. Roughly 2,935 plots are expected in the launch phase. The launch rate is talked about in the range of ₹4,000 to ₹4,200 per sq.ft. For a deeper look, see the page on LDA Wellness City and IT City on Sultanpur Road.
IT City
LDA IT City is built around the HCL Technologies cluster on Sultanpur Road. The township covers 1,696 acres. Plot sizes go from about 377 to 3,100 sq.ft. Rates sit between ₹2,200 and ₹3,000 per sq.ft. The Phase 1 lottery in March 2026 allotted 549 plots. The next phase is expected later, though LDA dates often shift. IT City and Wellness City together are the largest LDA pipeline in the city today.
Anant Nagar Yojna
Anant Nagar Yojna is one of the newer LDA housing lines. It comes up in phases, often with both plot and flat options. The aim is to add fresh stock for middle-income buyers. The exact location, size and price change with each phase, so it is best to check LDA news today for the latest update before you plan a booking.
Vrindavan Yojna
Vrindavan Yojna is one of the older and bigger LDA colonies. It lies in the south-west part of the city, near Telibagh and the IIM Lucknow side. It has many sectors. Some sectors are fully built and lived in. Others are still adding new infra. New phases like Vrindavan Sector 9 keep getting added from time to time.
Dalibagh Yojna
Dalibagh Yojna is in the older, central part of Lucknow. It is more known for LDA flats and offices than for plot sales. The location is close to the heart of the city, near Hazratganj, so the market rate is much higher than the outer-area schemes. New plot inventory in Dalibagh is rare. Most listings here are resale.
Atal Awas Yojana
LDA Atal Awas Yojana is a low-cost housing scheme started in the memory of former Prime Minister Atal Bihari Vajpayee. It targets middle and lower-income families. Both flats and small plots are sold under this name in different phases. Booking is by lottery on the LDA website. If you have a tight budget and can wait, this is one of the cleaner LDA routes for first-time buyers.
Other and older schemes
Some other LDA names you may hear are Gomti Nagar, Gomti Nagar Extension, Jankipuram, Sharda Nagar Yojna, Kanpur Road Yojna and Aliganj. These are older LDA colonies. Most of them are fully built and lived in. The plot market in these areas is mostly resale, not fresh LDA allotment. The rates in these old LDA colonies tend to be higher because the infra is already in place.
How to use the LDA Lucknow website
The LDA Lucknow website is at lda.up.gov.in. It is the one place to start for any official LDA work. The site can feel a bit slow at times. Most things still work if you know where to click. Below is a simple way to use it.
- Open lda.up.gov.in in any browser on a laptop or phone.
- Click on the scheme section to see live LDA schemes you can apply to.
- Click on the approved layouts or NOC list section to check if a private project has LDA approval.
- Use the online services link for building plan submission, fee payment and status check.
- Use the news or notice section for LDA news today, like new lottery dates or master plan updates.
LDA Lucknow registration, how it works
LDA Lucknow registration most often means signing up on the website for a new plot scheme. The basic steps are simple.
- Wait for a scheme launch and the open window for that scheme.
- Click on the apply or register button on the LDA website.
- Fill in your basic details, PAN, Aadhaar, address and income proof.
- Pay the earnest deposit online. The amount is most often 10 percent of the plot value.
- Save the application number and receipt.
- Wait for the computer lottery on the date given by LDA.
- If your name comes, you will get an allotment letter inside about 30 days.
- If your name does not come, the deposit comes back to your account.
Tip: never pay LDA registration money to any private agent. LDA does not allow agents to collect money on its behalf. If anyone asks for cash for "inside" help in a lottery, that is a scam. Pay only on the LDA website, with a real receipt.
LDA vs RERA, what is the difference
Many first-time buyers mix up LDA and RERA. They sound similar but they are two different offices with two different jobs. A quick side-by-side helps.
| Point | LDA | RERA |
|---|---|---|
| Full form | Lucknow Development Authority | Real Estate Regulatory Authority |
| Set up under | UP Urban Planning Act, 1973 | RERA Act, 2016 |
| Main job | City planning, layout approvals, plot schemes | Buyer protection in real estate projects |
| Area | Lucknow and nearby areas only | All of Uttar Pradesh (UP RERA) |
| Website | lda.up.gov.in | up-rera.in |
| Use for | Master plan, layout NOC, LDA plots | Project timeline, refund rules, complaint |
Both can apply to the same plot at the same time. A plot can have LDA NOC and also UP RERA registration if the project size crosses the RERA limit. RERA is a separate registration that some Lucknow projects have, not all. For more on the RERA side, see RERA approved plots in Lucknow. Estone's plots are LDA-clear; for RERA, buyers should always check the up-rera.in site themselves for the project they are looking at.
How to check LDA approval on any plot project
This is the most useful section if you are about to buy a plot. The check is short and free. Most plot scams in Lucknow start because the buyer skipped it. A simple eight-step list below.
- Get the project name and developer name from the seller in writing.
- Open lda.up.gov.in on your phone or laptop.
- Go to the approved layouts or NOC list section.
- Search by project name and developer name. Both should show up.
- Note the LDA letter number and date on the website record.
- Match it with the seller's physical NOC letter. The number, date and project name must all match.
- Look at the approved layout map. The plot you are buying must sit inside the map.
- If the project is not listed, do not pay any money. Ask for a written LDA reply or file an RTI.
Add a side check on the land record. Use the UP Bhulekh portal to see the khasra and khatauni for the plot. The guide on Bhulekh UP khasra khatauni plot verification covers this in detail. The full buyer checklist is at how to buy a plot in Lucknow. Most local agents skip the Bhulekh check, but it takes only ten minutes and shows the asli owner.
LDA master plan and the 2031 vision
The LDA master plan is the long-term road map for the city. The current plan looks ahead to 2031. It divides the LDA area into land use zones, residential, commercial, industrial, mixed-use, green and special use. New plot colonies can come up only in the zones marked for that use. The master plan also marks future arterial roads, ring roads and metro lines.
Two big corridor stories show up in the master plan. The Sultanpur Road corridor, where most new LDA schemes like Wellness City and IT City are landing, and the Outer Ring Road or Kisan Path, which loops around the city and connects the new corridors. Plot prices in the belts close to these corridors tend to move faster as the master plan rolls out. For a closer look at this belt, see Sultanpur Road plots Lucknow.
The Mohan Road, Kursi Road and Hardoi Road belts are the next set of growth corridors named in the master plan. They are less built up today. Over the next 5 to 10 years, more LDA schemes are likely in these belts. This is informational only and does not promise any future price move. Land prices in Lucknow rise and fall based on many things, not only the master plan.
LDA news today, what to track
LDA news today in Lucknow most often falls into a few common types. Knowing the types helps you read the news in a useful way and ignore the noise.
- Scheme launch news. When LDA opens a new scheme like a Wellness City phase or an Atal Awas Yojana batch, the lottery date and application window are big news.
- Master plan news. Changes in land use, new roads or new zones in the master plan can change plot value over time.
- Enforcement news. LDA action against illegal colonies. If a colony near your plot of interest is on the enforcement list, that is a red flag.
- Allotment and possession news. Dates for plot handover in older LDA schemes.
- Rate change news. New circle rates and LDA scheme rates. These set the floor for the open market in that area.
Good places to read LDA news today are the LDA website, Hindustan, Dainik Jagran and Times of India Lucknow. The Estone editorial pages also follow LDA upcoming projects, so buyers can plan their visit and budget. A quick tip, do not act only on one news report. Cross-check with the LDA website before you change your plan.
LDA colony Lucknow, what the term means
The phrase "LDA colony Lucknow" is used in two ways. One, it means any colony that LDA itself has built and allotted. Two, it means any colony inside the LDA area, even if a private developer has built it with LDA NOC. Both uses are common. When you see an LDA colony in a listing, ask the seller which one they mean. The papers are different for each.
In strict LDA colonies, the basic infra is the LDA standard, wide roads, planned plots, sewer lines, water lines, parks and street lights. Resale plots in such colonies often cost more than fresh plots in private LDA-NOC colonies, because the infra is already in place. New buyers often weigh the trade-off between an old LDA colony at a high rate and a new private LDA-NOC colony at a lower rate.
How LDA upcoming projects affect plot prices in the area
When LDA opens a new scheme, the corridor around it sees a ripple effect. Plot rates in the 5 km belt often shift towards the new LDA rate. This is most clear on Sultanpur Road today, where Wellness City and IT City have lifted the floor for nearby private plots. Roads, sewer lines and parks built for the LDA scheme also help the nearby private plots.
That said, prices do not move in a straight line. Some years they rise fast. Some years they sit flat. This page is informational and does not promise any return. Real estate prices depend on many things, like rates, jobs, supply and the bigger economy. Always take your own call based on your budget and need, and speak to a qualified advisor if you want investment advice. Asli faisla apka hi hota hai.
LDA-clear plots from Estone
For buyers who want a plot in the same Sultanpur Road belt without the long LDA lottery wait, Estone Infra in Adampur Naubasta is an LDA-clear option. The plot rate is ₹1,999 per sq.ft. standard. The plots sit in the corridor that benefits from the LDA Wellness City and IT City infra spillover. The team shares the LDA papers on WhatsApp so you can check them on lda.up.gov.in yourself before any visit.
Estone's plots are LDA-clear only. For RERA, buyers should check up-rera.in for the specific project they are looking at. Other useful Estone pages are plots in Adampur Naubasta Lucknow for the local view, and Sultanpur Road plots Lucknow for the corridor view. After a long site visit, many buyers head to Tunday Kababi at Aminabad before the drive back, the Nawabi tehzeeb of the city stays with you long after the plot tour.
Honest note. This page is informational. It does not give investment, tax or legal advice. For any big plot decision, please speak to a qualified advisor and check all papers yourself on the LDA and UP RERA websites.
