Sultanpur Road is officially NH-731. It runs south-east out of Lucknow and ends up in Sultanpur, Pratapgarh, Prayagraj. Three years back it was a sleepy state highway. Today every plot buyer in Lucknow is asking about it, and the reasons are pretty simple. The Lucknow Development Authority parked its two biggest townships on it. The Outer Ring Road interchange went live. And prices on the south end haven't caught up to either of those facts yet.
We sell plots on this corridor. So everything below is informed by the fact that we want you to book a free site visit. We've tried to be honest about where we're uncertain or where you should ignore us. If this guide reads like a brochure you'll bounce in 30 seconds, and that helps nobody.
Why Sultanpur Road in 2026
Three things, all happening in the same 24-month window.
One. LDA has put roughly ₹600 crore of public capex into IT City (1,696 acres) and Wellness City (1,474 acres). Both townships sit on this single road. Wellness City has a 150-acre dedicated medical zone. We walked through the IT City sector boundary last month. The earthwork is real. Black-topped internal roads, electric poles being planted, drainage trunk lines going in. This is what a corridor about to reprice looks like.
Two. The Outer Ring Road, also called Kisan Path or NH-230. 65 of the 104 km are operational. The section that meets Sultanpur Road is live. From Adampur Naubasta to the airport is now under 35 minutes. The same drive in 2024 took over an hour. Travel time changes everything in plot pricing, and most buyers haven't fully internalised the new numbers yet.
Three. The Lucknow-Kanpur Expressway opens this year, with its Lucknow trumpet at Bani-Amausi. That feeds traffic directly into the southern stretch of Sultanpur Road. Imagine doing Lucknow to Kanpur in 35 minutes flat. Changes who's willing to commute, where they'll live, what plots are worth. Teen taraf se connectivity, as the local brokers like to say.
Any one of these alone would matter. All three landing in the same window is rare.
About the 22.61 percent number
Magicbricks Q1-2025 ranked Lucknow as India's fastest-appreciating tier-2 city outside Goa, at 22.61 percent year over year. That's the city average. Corridors don't move at the average. They cluster around it.
Sultanpur Road has been outperforming the city number for three years. Village-level registry data we've compiled from Gosainganj, Sisandi and Adampur Naubasta shows three-year plot appreciation between 80 and 123 percent. We've had a broker pull out a handwritten notebook and walk us through deal-by-deal numbers. Not aggregated portal stuff. Actual deals he closed himself. The numbers are loud, and yes, his chai was terrible, but the data was good.
Sultanpur Road plot prices in 2026, zone by zone
Sultanpur Road is not one market. It's four. Lumping them together is the single biggest mistake new buyers make. Pricing varies by 7x from one end to the other.

Zone 1: Gomti Nagar Extension end
The premium end. Inventory is mostly resale, a few boutique projects, spillover from Gomti Nagar Extension itself. Same-day infrastructure. Top schools (DPS, City Montessori, Amity) within 5 to 8 km. Phoenix Palassio, Lulu Mall, the city's social hub, all close. ROI is steady but slow. Most of the upside has been captured already. Honest take: buy here to live, not to grow money. Yahaan rehne ke liye lo, nivesh ke liye nahin.
Zone 2: IT City and Wellness City belt
This is where the LDA capex actually sits. 8 to 18 km in. LDA's own plots run ₹2,200 to ₹3,000, but they're lottery-allocated and have long handover timelines. We've had clients wait two years and still be on the waiting list. Private RERA-registered projects nearby like Lucknow Greens, Excella Kutumb and Pintail Park City sit at ₹3,500 to ₹5,000 and ship faster. Best fit for buyers who want immediate possession plus the LDA infrastructure halo.
Zone 3: Kisan Path frontier (where Estone is)
18 to 25 km in. Where Sultanpur Road meets the Outer Ring Road. Adampur Naubasta sits exactly here, in Mohanlalganj tehsil. Rates start at ₹900 (unapproved farmland, please don't buy without diligence) and go up to ₹2,500 for fully gated, RERA-registered private projects. Our standard rate at Estone is ₹1,999/sq.ft. The current offer rate of ₹1,750 till 30 May 2026 puts us toward the lower end of the band, with the same approvals and amenities you'd get at ₹2,500. After 30 May, it goes back to ₹1,999.

The Sushant Golf City question
Sushant Golf City sold sub-₹1,000 per sq.ft. as recently as 2014. The same plots today trade at ₹5,000 to ₹10,000+. The drivers were obvious in hindsight. The corridor matured. Malls and institutions arrived. Connectivity caught up. Sultanpur Road's frontier in 2026 ticks every one of those boxes, and it's shipping faster because the ORR, IT City and Wellness City are landing in 24 months, not eight years.
Whether the Sushant pattern repeats here is the entire investment thesis. We think it will. We could be wrong. If anyone tells you they're certain about a 5-year real estate forecast, walk.

HCL IT City
Operational for over a decade now. The original reason this corridor was chosen for the new LDA IT City. Roughly 8,000 jobs within a 5 km radius. Once homes come up around it, rental demand for 1-BHK and 2-BHK is steady.
LDA IT City and Wellness City
3,170 acres combined. IT City Phase 1 allotted 549 plots in March 2026. Wellness City has 2,935 plots planned, a 150-acre hospital zone, and an expected launch at ₹4,000 to ₹4,200 per sq.ft. We have a separate guide on Wellness City and IT City that goes deeper.
Outer Ring Road / Kisan Path

Purvanchal Expressway terminus
UP's longest expressway has its Lucknow terminus at Chand Sarai, on the Sultanpur Road belt. Connects to Ghazipur and the Bihar border in under 6 hours. Opens up logistics, second-home demand from eastern UP.
Lucknow-Kanpur Expressway
91 percent complete, opens in 2026 at Bani-Amausi. 35-minute Lucknow-to-Kanpur drive. Reshapes the southwest. Sultanpur Road benefits because the trumpet feeds the same corridor system.

Yes, with conditions. This is a 5 to 7 year hold, not an 18-month flip. The corridor will see two big repricing events in the next 24 months. Wellness City launch will reset the floor. Full ORR completion will collapse travel times across the city. Buy now, sit through 2027 and 2028, and you exit in a different price band than where you entered.

How to actually buy a plot here, in 8 steps
- Decide your purpose. Investment, build now, or legacy. Each one points to a different zone.
- Pick the zone based on budget. ₹17 to 25 lakh, you're in Zone 3. ₹40 to 70 lakh, Zone 2. ₹70 lakh+, Zone 1.
- Verify RERA on up-rera.in. Get the project number, cross-check, takes 2 minutes.
- Verify khasra-khatauni on Bhulekh UP (upbhulekh.gov.in). Match the seller's name to the record. If anything mismatches, walk away.
- Get a 13-year Encumbrance Certificate. Confirms no liens, mortgages, disputes.
- Sign Agreement to Sell with token money, typically 10 percent. Locks the rate.
- Apply for plot loan in parallel. SBI Realty, HDFC, ICICI all serve this corridor.
- Pay stamp duty and registry on IGRSUP. Register at SRO. File mutation within 30 to 45 days.
