Adampur Naubasta is the kind of name that does not turn up on glossy property portals. It is a working revenue village in Mohanlalganj tehsil, on Sultanpur Road (NH-731). PIN 226501. Coordinates approximately 26.7143° N, 81.2098° E. For most of the last decade it was farmland and small homes. Today it is the address that LDA Wellness City borders, that the Outer Ring Road wraps around, and where Estone Infra has placed its gated plot project at ₹1,999/sq.ft. standard. Yeh wahi jagah hai jahan asli zameen ka khel ab shuru ho raha hai.
This page is hyperlocal. Not a general Lucknow guide. It is what happens when you stand at the Adampur Naubasta crossing on Sultanpur Road at 8am on a weekday and look in every direction. We have walked this corridor most weeks for the last two years. The numbers below are the ones we actually see in registries and bank sanction letters, not the ones portals scrape from each other.

Adampur Naubasta, where it actually is
Administratively, Adampur Naubasta is a revenue village under Mohanlalganj tehsil, Lucknow district, Uttar Pradesh. Road address: Sultanpur Road, also known as NH-731. The highway runs south-east out of Lucknow toward Sultanpur, Pratapgarh and Prayagraj. PIN 226501. The neighbours are Sisandi to the north, Gosainganj border to the north-west on the same highway, Purseni in the interior, and a clutch of small hamlets to the east.
The Sultanpur Road frontage of Adampur Naubasta sits roughly 18 to 22 km from the Shaheed Path junction, which is the city anchor for this corridor. 22 km from Charbagh railway station. 24 km from Hazratganj. 26 km from Lulu Mall and Ekana Stadium. The Outer Ring Road / Kisan Path interchange with Sultanpur Road is a few km north of the village, which means Adampur Naubasta is fully inside the ORR catchment.

Why Adampur Naubasta is the right plot location in 2026
Three structural advantages overlap here. Each one alone would justify a buy. Together they make Adampur Naubasta one of the most asymmetrically priced addresses in Lucknow today. We could be wrong about that. The numbers say we are not.
Inside the Outer Ring Road catchment
The ORR / Kisan Path (NH-230) is the most consequential piece of infrastructure to land near south Lucknow in a decade. 65 of its 104 km open. The section that intersects Sultanpur Road is operational. Adampur Naubasta sits inside this catchment.
Registry data from ORR-belt villages shows three-year appreciation around 40 percent. Travel times have collapsed: airport 35 minutes, IIM Lucknow 40 minutes, SGPGI 28 minutes. I drove the Adampur to SGPGI run in late April this year, dashboard reading 38°C, took 26 minutes door to door because the ORR was empty at 10am. Most days closer to 28 to 30. 26 km from Lulu Mall, same arc as Sushant Golf City pre-2015
The 26 km distance is not random. Sushant Golf City sat on the same arc a decade ago. In 2014 Sushant plots were trading below ₹1,000/sq.ft. Today the same plots sell at ₹5,000 to ₹10,000+. The drivers were corridor maturation, mall and institution arrival, and connectivity catch-up. Adampur Naubasta in 2026 ticks every one of those boxes.
The difference: Adampur is on a faster timeline because IT City, Wellness City and ORR are all landing in 24 months, not eight years. Yeh hi wajah hai ki aaj ka ₹1,999 kal ka ₹5,000 ho sakta hai. Could be wrong. Probably not, but real estate forecasts are forecasts.
Adjacent villages with documented appreciation: Gosainganj +123.5% in 3 years
Gosainganj is the village 4 to 5 km north on the same Sultanpur Road. Three-year plot appreciation logged in IGRSUP registry data: 123.5 percent. The first time we saw that number we double-checked it. It is real. Sisandi, the next village north of Adampur Naubasta, has logged 80 percent plus.
Plots appreciate in clusters, not in isolation. When one village re-prices upward, the neighbours follow within 12 to 18 months, sometimes faster. Daily essentials
Mohanlalganj town centre, 6 km out, has the SBI, PNB and BoB branches. Tehsil court. Post office. Weekly bazaar. The standard small-town infrastructure. The Sultanpur Road corridor itself has multiple petrol pumps, dhabas, kirana clusters and upcoming retail. Once Wellness City medical-tourism cluster comes online, premium retail and restaurant supply will follow within 24 months. That is a pattern that has repeated in every Indian master township we have watched.
One throwaway observation. The dhaba at the Adampur Naubasta crossing serves a decent kachori at 7am. Bad chai, but the kachori is fine. We have stopped there enough times that the owner now waves without asking what we want. Useful when site visits run early.
Land record verification, exact Bhulekh UP steps for PIN 226501
This section matters more than any other on the page. Plot fraud is real in UP. Here is the exact verification path before any token money changes hands. No exceptions.
Step 1, Bhulekh UP khasra-khatauni
Open upbhulekh.gov.in. Pick: District = Lucknow, Tehsil = Mohanlalganj, Village = Adampur Naubasta (PIN 226501). Enter the khasra number the seller has shared. The system returns the registered owner's name, plot area in hectares, land use class, and any registered encumbrances. Bharosa kaagaz par hota hai.
The owner's name on Bhulekh has to match the seller's ID. Exactly. We had a buyer last year who almost paid token money on a plot where the seller's ID and the Bhulekh record had a name mismatch the seller insisted was "just a typo". It was not a typo. Step 2, UP RERA registration check
Open up-rera.in. Enter the project name (e.g. "Estone") or RERA registration number. The system shows registration status, promoter details, plot inventory disclosure, deadlines, and any complaints. See our RERA approved plots in Lucknow page for the full search walkthrough.
Step 3, LDA NOC verification
Open ldalucknow.in. Look up the project under the "NOC" or "Approved Layouts" section. Cross-check the LDA NOC letter the seller produced against the website record. Letter number, date, project name, all must match. Detailed guide: LDA approved plots in Lucknow.
Step 4, Encumbrance Certificate for 13 years
Apply at the SRO (Mohanlalganj SRO is the relevant one) for a 13-year EC on the plot. Shows every transaction, mortgage, lien or dispute. If the seller resists this, that resistance is itself the answer. There is no good reason to refuse an EC application except hiding something.

- Ask about water source. Bore, municipal, or both. Check supply hours.
- Note neighbouring land use. Agricultural, residential, industrial. The neighbour matters for resale.
- Test the connectivity. Drive yourself from the plot to Lulu Mall and back, with timer on.

Adampur Naubasta in five years, a practical forecast
Forecasts in real estate are guesses. Some guesses are better grounded than others. The grounded view on Adampur Naubasta over 2026 to 2030 is shaped by three scheduled events.
Wellness City plot launch at ₹4,000+/sq.ft. is one. That sets the corridor floor by end-2026, give or take six months on LDA timing. Full ORR completion by 2027 is two. Cuts travel times further. Lucknow-Kanpur Expressway opening, already in 2026, is three. Each event re-prices the corridor upward in a step.
A conservative 18 percent CAGR (modest by the 22.61 percent YoY Lucknow city average, well below adjacent Gosainganj's 123.5 percent three-year) takes ₹1,999/sq.ft. to roughly ₹4,000 by 2030.
